About this property

LOCATED IN THE CHEHALEM MOUNTAIN AVA you will find a beautiful, boutique vineyard and winery which sits at the top of a 20+ acre parcel. The 12.5 acres of vines are primarily Pinot Noir, but this vineyard grows small sections of Tempranillo, Syrah, Chardonnay and Viognier.

Situated in a winemaker’s paradise, you’ll notice all the flourishing wineries nearby. This region is known for its prime land perfect for winemaking. There are 74 wineries and 30 vineyards nearby, all taking advantage the wonderful Chehalem Mountain AVA has to offer. Not only can you be a part of the bustling winemaking community, you can also enjoy yourself and visit the local scene with nearby wineries including J. Christopher Wines, Natalie Estate Winery, Arbor Brook Vineyards, Tresori Vineyards, Bergstrom Winery and Tasting Room, and Adelsheim. The possibilities never cease to end.

THE HOME
Exceptional, private, and beautifully designed… These three words best describe this wonderful 3,850 sqft. home crafted to meet the winemaker’s lifestyle. Feel the warmth and airiness immediately as you step into the foyer extending to the naturally illuminated living room overlooking the Chehalem Valley. With every step you take along the slate flooring, there is a sense of peace and comfort to be felt everywhere you walk.

You’ll find that many features of this home were constructed with thoughtful detail and design. Here are a few standout aspects about the home itself:

  • Every inch of this home was constructed using proven, existing technologies that are environmentally friendly and minimize waste. The result is a much more energy-efficient, stronger, and more comfortable house than is possible using conventional stick framing with (green) dimensional lumber.
  • The Old-Growth Fir in the beams and the 3-inch decking of the Loft (bedroom and library) and in the wrought iron stair treads were salvaged from a sawmill in Montana that was built in 1915. This was old-growth lumber at that time and is believed to be more than 200 years old.
  • The 2 walls of the daylight basement in contact with the earth uses ICF (Insulated Concrete Forms) instead of wooden forms and poured concrete. These walls have an R-value of over 50.
  • A Geothermal Exchange System in the home uses the constant temperatureof the earth to provide the heating, cooling, and hot water. Water (with an additive) is circulated by a Geo-Thermal Heat pump (GHP) through more than a mile of polyethylene pipes in closed loops that are installed 5 feet below the vineyard surfaces. The air system constantly exhausts all bathrooms and some other rooms through a Lifebreath Heat Recovery Ventilator (HRV) that recovers over 90% of its energy. Fresh air is brought in through 4 filters – a rough filter, an electronic filter, an electrostatic filter and a UV microbial filter. Radiant heating is installed in the floor in 10 zones. A central thermostatic system in the office monitors and controls all remote temperature sensors.
  • The 11½ -inch space below the main floor, the bathrooms walls and any containing plumbing, are filled with cellulose insulation and soundproofing.
  • Anderson casement windows and sliding doors are installed – dual-pane, high-performance low-E insulating. Interior and exterior doors are Simpson solid core. All hardware is Emtek oil-rubbed bronze.
  • The wine cellar is designed to hold 1500 bottles in racks. This room is cooled by an a/c system maintaining 55 degrees F.

From the Cherry cabinets and granite countertops of the kitchen to the interior steel framing interwoven within the home; you’ll quickly see that this home was crafted into what is now a rare gem nestled in the radiant valleys of Oregon. What better way to complement your vineyard than this one-of-kind place you can call home.
